We are Joseph and Dmitry, an Anglo-American team based between Austin and Berlin, with a passion for nature and sustainable living. We’ve recently acquired a beautiful 5.3-hectare property along the Rio Paiva in northern Portugal, and we’re looking for like-minded individuals to join us in co-owning and developing this land into a sustainable community.
Inspired by projects like Empire and Projekt Kamp, our goal is to restore a former hamlet and create a space that fosters social connections, creativity, and sustainability, while respecting the natural environment.

Project Updates

Just a little update on the project.
Late last year, a topographic surveyor and I walked the boundaries of the land and uncovered the (ancient) markers laying out the borders. This will be used to update the rural land registry - BUPi. Surrounding the land on the eastern side, there is some land that is unowned. More river area is assigned to the plot than we expected.
Dmitry and I are seeking planning permission from the city council for two houses. We have commissioned an architect who has met with the city council, which has requested us to send in more details about our vision.

We aim to create a community that balances private and shared spaces, allowing for both solitude and collaboration. Our long-term vision includes:
- Restoring the 7 stone ruins into a combination of private homes and shared spaces
- Developing sustainable systems for food production, energy, and water management
- Creating spaces for creative pursuits, such as art studios, music rooms, or workshops
- Establishing a supportive community that values sustainable living and mutual support

Investment Opportunity
We’ve structured this project as a shared venture through a company that holds the property in trust. By investing, you’ll become a shareholder in this company, which serves as the steward of this beautiful land.
Financial Details
The property was acquired for €130,000, with approximately €15,000 in additional taxes and notary fees. The land includes 7 redevelopable stone buildings, which represent limited and valuable assets within the property.
Given the total investment of €145,000 and 7 redevelopable buildings, each building represents approximately €20,700 of the property’s value. Therefore, the minimum investment to secure rights to redevelop one building would be around €21,000, or roughly 14.5% ownership in the company.
However, money is only one kind of investment. If you have special skills that are applicable in a rural environment, or you are up for living there full-time while amenities are being built, we can discuss other ways of getting involved.
